The Woodlands Township describes The Woodlands as a 28,500-acre master-planned community 27 miles north of downtown Houston, with Montgomery and Harris counties both operating inside its boundary. Homes here get trash service through a Township contract, so inside it our bins and roll-offs go to businesses: offices, shops, restaurants, apartment communities and the contractors who build and remodel them. Outside the Township, homes and job sites in unincorporated parts of either county can book any size.

How a Frontier drop works

  1. 1

    Tell us the job

What’s going in the container, and where it has to sit.

  2. 2

    Get the right size

Heavy debris like shingles and concrete goes in a smaller box. Bulky junk goes in a bigger one.

  3. 3

    We set it down

On firm, level ground with a clear approach for the truck.

  4. 4

    Call when it’s full

We haul it away and handle the disposal.

A two-week haul-off rule for commercial sites

Commercial work inside the Township runs under The Woodlands Commercial Planning and Design Standards, which apply to all commercial properties, the Township says. Their construction section is blunt about debris: it goes into approved enclosed containers and leaves the site for a proper disposal location at least once every two weeks. Building materials stay inside the site’s setback lines and out of the Forest Preserves, the strips between property lines and paving setbacks where natural vegetation has to stay, and exterior demolition needs approval, sometimes with a demolition deposit. Before delivery day, ask the Plan Review Committee what container it will approve.

13.4 million square feet of office space

The Township’s 2025 Community Facts, compiled by Howard Hughes, put office space in The Woodlands at 13.4 million square feet and all non-residential space at 36 million, with 46.5 million projected at buildout. When a suite changes tenants, the build-out often starts with carpet, ceiling tile and partitions coming out, and a pad site cleared for a new building fills a container of its own. An office cleanout is 30-yard work on our cards, and remodeling and demolition are listed for the 40; see weight limits and truckload counts for each size.

Enclosures, lids and the six-inch rule

A bin on a commercial lot here lives behind walls. Section IV.4.9 of the Standards sets the terms:

  • The Plan Review Committee, or its designee, approves the enclosure before it goes in.
  • The walls match or complement the main building, enclose the bin on all sides and rise at least 6 inches above its highest point.
  • Gates are metal panels with latches, and gates and lids stay closed whenever nobody is using them.
  • Trash never sits outside the bin, and the bin and enclosure get routine disinfecting.

Height is the rule that catches a business moving up a size. The tabs above list our bins from 41 inches tall for the 2-yard to 72 inches for the 8-yard, so measure the enclosure before switching. Gravity bar and lid locks are available on every size. Restaurants have one more thing to screen, because above-grade grease traps fall under the same section; here’s how our dumpster service for Woodlands restaurants works.

High water on Lakefront Circle, hail by the Mall

The Township’s contract covers residential collection, and its storm-debris page makes cleanup after storms and wind events the job of the home or property owner, so a business clears its own lot. The same page warns that in a community this heavily wooded, fallen branches, fencing and vegetation can pile up quickly. NOAA’s storm records show how it goes. On June 16, 2026, during several days of flash flooding that led up to Tropical Storm Arthur, a sinking vehicle was reported near Lakefront Circle and Six Pines Drive, and the I-45 frontage roads at SH 242 were reported flooded and impassable. A year earlier, on June 9, 2025, a trained spotter reported hail of 1 to 1.25 inches near The Woodlands Mall. Limbs and fence sections are 40-yard storm debris, and the soaked carpet and drywall from a flooded office suite fit the 30, the size our cards list for offices. For roofing after a hailstorm, see a roll-off for a hail-dented commercial roof.

Woodlands dumpster rental questions

Do you pick up household trash at homes in The Woodlands?

No. Homes inside the Township already have trash and recycling through the Township's contract, so within its boundary we stick to commercial customers and the builders working for them. Beyond the Township line, a house, acreage or job site in unincorporated Montgomery or Harris County can get a roll-off from us. Two nearby cities, Conroe and Tomball, name Frontier their official waste service provider; Frontier's residential service in Conroe shows how collection works there.

Can an apartment community or office park set up regular dumpster service?

Yes. The Township's 2025 Community Facts count 10,190 multifamily and assisted-living units, and our Houston-area team can take on apartment complexes and property management firms, as our Greater Houston service page for property managers describes. A 2 to 8-yard bin can be emptied as often as six times a week, which helps keep trash inside the bin, where the Standards want it. Call (936) 258-9035.

Where should the roll-off go on a wooded commercial lot?

On pavement, clear of the Forest Preserve. The Standards keep building materials out of those protected strips, and our containers sit best on hard, level ground anyway. The truck also needs 60 feet to line up its approach and 21 feet of height to work in, so look up for low limbs and wires. If the spot looks tight, ask us for a free site survey.
